What to prepare before meeting your custom home builder

You do not need a finished set of drawings to have a useful first conversation with a custom-home builder. Bring enough information to explain the property, your priorities and what you want to invest.
The following details give us a practical starting point at Nix Industries.
The property and your planning stage
Share the address or listing if you own land or are considering a parcel. Bring any survey, drawings or site information you already have, and tell us whether an architect or designer is involved.
If you are still looking for land, say so. That changes the next step; it does not prevent an initial conversation.
The way you want the home to work
Explain what frustrates you about your current home and what you want to keep. Daily routines, storage, privacy, cooking, guests and outdoor living can reveal more than room counts alone.
Choose a few reference images and explain the particular feature you like in each. That is more useful than a large folder without context.
Your investment range and timing
Explain whether your budget is for physical construction or the overall investment, including land, design, fees and financing. Also allow for housing, moving and storage where needed. Identify must-haves and where you are flexible.
For Nix custom homes, our starting ranges are 2–3 months of pre-construction planning and 8–16 months of building. Every project can take less or more time. Share any school, lease, sale or moving deadline that matters to your household.
What you want to understand next
Ask how the property and scope will be evaluated, what planning work may follow and how pricing and decisions will be developed. An initial discussion should leave you with a clear next step.
Share what you know when starting a custom-home conversation. We can help identify the questions that need attention next. Nix Industries works with homeowners across North Carolina.
