Is It Cheaper to Build or Buy a Home in the Triangle?

Building is not automatically cheaper than buying an existing home in the Triangle. The useful comparison is the total investment needed to get the home you want, including any renovations an existing property would need.
A house with the right address but the wrong layout can bring substantial work after closing. A custom home gives you more freedom over the design, but the budget also needs to cover the land and the work required to build on it.
Compare the full cost of each option
For an existing home, include the purchase, closing costs, immediate repairs and planned renovations. For a custom build, separate the physical construction work from land acquisition, design, permits and financing. Then allow for household expenses such as moving, storage and temporary housing where they apply.
Be clear about what each estimate includes. A house-only construction price is not directly comparable with the asking price of a finished home on an established lot.
Decide which compromises you can live with
Buying may suit you when the location and existing home already meet most of your needs. Building deserves a closer look when the layout, storage, accessibility or relationship to the property would otherwise require major changes.
Before buying a house to renovate, have the proposed changes assessed. A wall you want to remove or a bathroom you want to relocate can affect the structure and building systems.
Put time and housing into the comparison
For Nix custom homes, our starting planning ranges are 2–3 months of pre-construction planning and 8–16 months of building. Every project is different and can take less or more time.
For renovations other than a suitable bathroom-only remodel, plan to live elsewhere during construction, or at least during the initial construction phases. We can help facilitate finding and renting a home if needed.
Bring the property details, your priorities and an all-in budget to a custom-home conversation. We can help you identify what each option would actually involve. Nix Industries works with homeowners across North Carolina.
