How Do Construction Loans Work for a Custom Home in North Carolina?

A construction loan helps fund a home as it is built. Instead of providing the entire construction amount at once, the lender typically releases funds in stages called draws. The loan terms determine how those payments are approved and released.

For a custom home in North Carolina, speak with a lender while the property, design and budget are taking shape. Financing and construction need to work from the same scope and schedule.

Understand what happens after construction

A construction-only loan must be repaid at the end of its term, often through a separate permanent mortgage. A construction-to-permanent loan provides construction financing that transitions to the long-term mortgage phase when the lender's requirements are met. Ask your lender to explain its closing process and conversion conditions.

The Consumer Financial Protection Bureau explains that construction financing can be repaid or converted, depending on the loan. Its construction-loan guide distinguishes construction-only and construction-permanent arrangements.

Ask how draws will work

Find out what triggers a draw, who submits the paperwork, whether an inspection is required and how long payment usually takes. Confirm how deposits and material orders fit the lender's process before construction commitments are made.

A lender's progress review has a different purpose from building-code inspections or the construction team's quality checks. Ask what each review actually covers.

A conceptual progress-payment draw: milestone reached, draw requested, lender review, funds released and budget updated. Actual loan procedures may differ.

Bring a complete project budget

Separate the physical construction work from land acquisition, design, permit fees and financing costs. Keep household expenses such as housing, moving and storage in view too.

Ask your lender which costs are eligible for financing, how land equity is treated and what cash or reserves you need. Also discuss interest, fees, changes, delays and extension requirements; the answers vary by lender and loan.

For Nix custom homes, our starting ranges are 2–3 months of planning and 8–16 months of building. Each project can take less or more time, so have the lender review the schedule for your actual build.

We can discuss the construction scope and planning information for that conversation. Loan advice, terms and approval come from your lending professionals. Nix Industries works with homeowners across North Carolina.
